
Freddie Mac's September 10 survey put the average 30-year fixed mortgage rate at 6.76%, up from 6.71% a week earlier. That is a market benchmark, not a rate promised to every buyer. Other mortgage trackers can show different figures because their samples and observation times differ. Mixing them together can make the weekly change look larger or smaller than it was.
Turn a rate into a monthly budget
A fixed-rate mortgage keeps the contractual interest rate unchanged over its fixed term. Principal is the amount borrowed; interest is the lender's charge. For a hypothetical $300,000 loan repaid over 30 years at 6.76%, principal and interest are about $1,948 a month. Property tax, insurance, association charges and any mortgage insurance would sit on top of that payment.
The cheapest advertised rate may cost more upfront
Discount points are an upfront charge paid for a lower rate. Compare lender estimates for the same loan amount, term, rate-lock period and points. If paying an extra $3,000 reduces the monthly payment by $50, the simple break-even period is 60 months, before allowing for the time value of money. Moving or refinancing sooner may prevent that fee from paying for itself.
Ask for the total cash needed at closing and test the payment against income after essential expenses. This survey cannot forecast next week's offer or a local home's resale value. A budget that works only after an assumed refinance is more fragile than a budget that works at the rate available now.
